So you would like to move to a property with a largish garden, near to good transport links, then our small property may do you well!

Add a double garage and front large enough to turn a caravan 360° and space for around 6 vehicles. Then a veterinarian hospital, A & E hospital and Universities nearer than you expect from a small village completes the ideal location.


Our little hamlet has less than 60 dwellings, most of which are detached and any that do come on the market take a while to find a buyer due to all being non-estate and the obvious hurdle of being small and having to have 17 sign posts on the A6 and A46 pointing out where we are due to being almost ‘invisible’ unless you know we exist!. Most are detached with larger than todays’ gardens/plots although there are a semi-detached collection (council houses) in church street down in our other road where the mail box is located.

Not only a mail box but street lights and this road is salted in the slightest hint of cold weather, mainly because salt stocks are stored at the farm in the hamlet.

Transport - car to M1, M69, A46 and A6 are minutes away.

Trains from Syston (2½ miles - no bus). Leicester (4 miles or 25 minutes by bus - 60 minutes to London St Pancres).

Bus - local 22A, 127, 126, 2, Park’n’Ride to Leicester all available within 10 minute walk and will get you to or very near to Leicester shopping centre, Leicester General hospital, Royal Infirmary and Glenfield hospital, Loughborough shopping, General hospital + universities.

Bus - Birstall (1 mile) for AirLink to East Midlands airport, Derby and Nottingham, National Express etc. Leicester for many other links.

Not only that but a country park, lakes and nature reserve just the other side of the water meadows, and grand union canal and River Soar beyond.

A detached bungalow on .41 acre plot erected around 1970 with 3 bedrooms again partly modernised with lots of potential as is structurally as built, with replacement kitchen, bathroom, heating and en-suit in main bedroom. In addition new roof, solar panels, double glazing, 270+mm loft insulation and the cavity walls have insulation. South facing garden (by definition, north facing front with just a field in front and the A6 a 15 minute walk away) Sadly a paddock to the rear (with horses, not part of the garden) together with fields and ‘garden centre’ between us and Birstall in the distance where the local bus departs from.

As an idea of size, I’ve just measured the main rooms which roughly come out at:

Kitchen                         14ft by 14ft

Dining Rm                     14ft by 15ft

Lounge                         18ft by 18ft

Main Bed inc en-suite     12ft by 15ft

Bedrooms 2 and 3          11ft by 11ft 6inches (plus built in wardrobes)

Bathroom                       8ft by 8ft

Garden is about 60ft by 200 ft divided (small gate) into bottom (about 80 ft) and top at about 120 ft.

Then you have to add in hall, front entrance (aka lobby), side entrance (used as utility) and lounge entrance (aka sun room) to back garden which when added to the 1000 odd sq ft above makes it surprisingly spacious (which is why we bought it).   

The new local plan does not allow any new building on the other side of the road or at the back of the building so what you get is what you see! The natives are friendly due to the size of the hamlet so if you want a bit of peace and quiet then it has a lot to offer.       

Well, that’s it, but if you want more information and looking for something unique and have lots of money to make an offer, we will think about it but think of it more as a project with possibilities in a residential area. New gas supply, large 3 phase electricity supply to accommodate charging your electric vehicle(s) plus mains water, gas and drainage. Not on search engines or on the market but we can be persuaded if you fancy a project or just a building plot(s). Our last bungalow unfortunately was demolished and a pair of houses built ( £¾ million each - swine)  on just 1/6 acre, naturally we lost out!!

This bungalow was individually designed for previous owner in March 1969 and unaltered structurally since! However, down the road some mad fool built a swimming pool and gym in their back garden and now the new owners are extending sideways and up but their plot is about 10ft wider but 20ft shorter.

Interested? Then think in excess of £600,000/£650,000 as that has been rough estimate by local agent.

We were thinking of moving the kitchen to overlook the garden and possibly knocking down the wall down between existing kitchen and dining room. Then a summer house in garden but then someone was careless and had a stroke, a bit of cancer to spice things up so now we just live here and love the space both inside and out (ride on mower makes short work of the estate!), so these are still on the list!   

Other benefits include fire and ambulance station less than 3 minutes away up by the A6/A46 roundabout, (just across the field opposite) and the A6 is the same to the left! Mobile phone signals are solid (Vodafone and O2) except EE and 3, high speed fibre but no Virgin cable! M1 south is some 7 miles down the A46 and M1 north about 10 miles via A46 and A50. London only 2 hours away by car (remember the train is only 1 hour but you have to get to the station and at the other end get to wherever to are going).
